What to put on a remodeling estimate
Write the scope room by room
What is being removed, what is being built and what is staying. A homeowner reads "Existing cabinets removed, new cabinets installed" the same way you do.
Mark allowances clearly
Where the customer still has to choose tile, fixtures or cabinets, put an allowance on the line and say the price changes with what they choose.
Say what is not in the price
Permits, moving furniture, repairs found behind the wall. If they are not included, the Notes box is where to say so.
Line items remodelers often use
- Demolition and haul-away
- Framing and carpentry
- Cabinets (installed)
- Countertops
- Tile work
- Plumbing and electrical (subcontractors)
- Permit fee
- Deposit received
Tired of rebuilding the same estimate?
In Koteshen the customer accepts your remodeling estimate (a quote there) online, you can ask for a deposit when they do (Basic plan and up), and each milestone becomes an invoice from the same account.

Questions about remodeling estimates
Should a remodeling estimate list the timeline?
A rough start date and how long you expect the work to take can go in the Notes box. Say it is an expectation, since materials and inspections can move it.
How do I deal with changes after the customer accepts?
Say in the Notes box that you price changes in writing before you do the work, then do it each time.
Do I charge sales tax on a remodeling estimate?
It depends on your state and on whether you are selling labor, materials or both. Check with your state's tax agency or your accountant. This generator doesn't calculate tax, so add it as its own line if you plan to charge it.
