What to put on a remodeling invoice
Bill by milestone
"Demolition complete", "Cabinets installed" and "Final walk-through" are easy for a homeowner to check against what they can see in the house.
List the customer's selections
Cabinet line, countertop material, tile and fixtures the customer chose can go in the line descriptions, so a later "I thought we picked something else" has an answer.
Keep change orders visible
Remodels change once you open the walls. Put each change on its own line with a date and a short description of what changed.
Line items remodelers often use
- Demolition and haul-away
- Framing and carpentry
- Cabinets (installed)
- Countertops
- Tile work
- Plumbing and electrical (subcontractors)
- Permit fee
- Deposit received
Tired of rebuilding the same invoice?
In Koteshen a customer accepts your remodeling estimate online, you can ask for a deposit when they do (Basic plan and up), and you invoice each milestone from the same account.
14 days free, no card. Then keep the Free plan or pick one with reminders.
Questions about remodeling invoices
How do I show allowances on an invoice?
Put the allowance on the line, and show the actual cost beside it. If the customer's choice came in over or under, add a line for the difference.
Can I invoice the deposit and the final payment on the same template?
Yes. Make one invoice for the deposit and another for each milestone. The Invoice number and the line descriptions keep them apart.
Do I charge sales tax on a remodel?
It depends on your state and on whether you're selling labor, materials or both. Check with your state's tax agency or your accountant. This generator doesn't calculate tax, so add it as its own line if you charge it.
